The Spring Creek Apartments . You'll own the success of your property end to end, from financial performance and occupancy to team leadership and the daily experience of every resident. The role includes a zero-cost employee medical plan, a 401(k) match, and an employee housing discount.
This is your community to lead. You see the whole picture. You can read a P&L and read a room, hit the numbers and still know your residents by name. You take ownership of everything that happens on your property, and you build a team that wants to do the same.
What you'll own - Run daily operations across leasing, maintenance, and resident relations
- Build and execute leasing, marketing, and retention strategies that drive occupancy and revenue
- Partner with your Regional Manager to set property goals and the plans to reach them
- Own the numbers, including budgets, rent collection, delinquency, and all financial obligations
- Prepare monthly and annual performance reports on financials and occupancy
- Lead and develop your team, including maintenance on turns, work orders, inspections, and capital projects
- Manage vendor relationships, negotiate contracts, and hold service to a high standard
- Walk the property regularly to keep maintenance, curb appeal, and safety standards sharp
- Resolve resident concerns quickly, fairly, and professionally
- Keep accurate records for leases, resident files, financials, and deposit accounting
- Plan resident events and community engagement that make people feel at home
- Ensure compliance with Fair Housing, Equal Employment, safety regulations, and company policy
What you bring - 3 to 5 years as a Community Manager or Assistant Community Manager, or completion of a management-focused Roundhouse development program
- A real estate license, or the ability to obtain one within 120 days of hire if your state requires it
- Proven supervisory and problem-solving skills
- Proficiency in Microsoft Office (Excel, Word, Outlook, Teams, PowerPoint)
- Working knowledge of property management laws and regulations
- A real customer-service mindset and strong communication skills
- A desire to lead, on your team and in your community
A leg up if you have - A bachelor's degree in business administration, real estate, or a related field
- Experience with Yardi Voyager, RentCafe, YieldStar, AIRM, LEO, Appwork, or similar property management software
Pay and benefits - $34,000- $36,000 annually, based on experience, skills, and qualifications
